Do I need a new roof?

Older roofing shingles typically have a 15- to 30-year lifespan depending product quality, geography and weather, tree cover of your home, and how well the roof was installed originally. Texas’ direct sunlight, hail, wind, and intense heat are hard on Dallas area roofs.

Though the BRAND and BRAND shingles we use today have lifetime warranties, they didn’t a decade ago. We tell our customers that 12 years is a good rule of thumb to go by. At that point, check for these warning signs

  • Curling or buckled shingles
  • Decaying shingles
  • Missing shingles
  • Loss of the asphalt granulation (looks like bald spots or extensive gravel just off your gutter downspouts)
  • Dented gutters or soft-metal
  • Evidence of leaking on your ceilings
  • Cracked or discolored interior drywall (painted or wallpapered)
  • Hail storms
  • Wind damage
  • Broken or damaged shingles
  • Rusted or missing flashing

If a residential roof is over 15 years old, we recommend you call us out for a look. Sometimes damage isn’t visible to the untrained eye on the ground, and catching it early can avoid expensive interior repairs in the future.

If any of these roofing warning signs are present, is repair or total roof replacement necessary?

Repair versus replacement depends on whether the roofing shingles are past their prime or the original roofing contractor installed the roofing system improperly. Some roofing shingles can be repaired if the damage hasn’t affected their integrity. If your roof shingles are old and decaying, it’s smarter to replace the entire roof from an economical standpoint.

How much does a new roof cost?

Several factors go into determining the cost of your new roof. They shingle type, grade and brand, the slope of your roofline and size of your roof. Also included in the pricing are vents, gutters, air conditioning condenser units and other fixtures if they are damaged. Dallas Fort Worth hailstorms are notorious for doing heavy damage.

What gimmicks should I watch out for?

If a roofing bid sounds too good to be true, be careful. It just might be. Their are laws and ethical rules governing the if and how much of your deductible can be offset. If a roofing company says they will cover your entire deductible, take note. This is NOT a legal practice in Texas. Price is a factor, but not the only factor you should consider. Quality roofing material and contractor workmanship have value. Hiring the cheapest roofing contractor could cost more in the long run when you consider the cost to repair sub-par roofing and the damage it causes. Also, ask how long the company has been in business. Fly-by-night roofing companies won’t be there to stand behind their work.

How do I know what type of roofing shingle is best for my roof and my budget?

Will I have to replace gutters and downspouts?

If your gutters and downspouts are undamaged, our roofing crew will work around them. We won’t unnecessarily remove and reinstall them to prevent any damage. If your need minor repair or complete replacement, we can provide this service too. Highline Roofing is a full-service roofing contractor and general contractor.

How long will it take Highline Roofing to install my new roof?

Of course there are variables that affect all roofing projects, like weather, whether or not there is a second layer to remove, and more. Typically, Highline Roofing is completely finished with your new roof—from removing the old roof to clean up in two days.

Is there anything I need to do to before Highline Roofing starts installation?

We do all we can to minimize hassle and inconvenience during the roofing process. We tarp landscaping and beds, as well as protecting large window and glass areas with plywood.

  • Consider getting away from home for about two to three hours once roofing contractors start removing the old roofing shingles to avoid all the noise.
  • Park your cars in the street. The roof removal trucks need to back up to the house. This ensures your car stays clean.
  • If you have a swimming pool, close the pool cover. If you don’t have a cover and your pool is particularly close to the roof, we’ll tarp it.
  • Keep pets inside or confined, as your fence gates will need to be opened for access to the front and back exterior of your house.
